Rent prices dropped last month according to a residential property services provider.
Figures by LSL Property Services show the average cost of renting in February fell to around £700 per month.
This was 0.1 per cent less than January.
However, the overall price of rent in England and Wales still remains higher this year than 12 months ago.
LSL Property Services added that the rental market has already proved to be livelier than the year before however, that this may be due to a surge in people buying property before last year's stamp duty deadline in March.
David Brown, commercial director of LSL Property Services, said: "After the festive stretch, households have now managed to rein in their finances."
